$76 million sale of luxury villa on Dubai’s waterfront is ‘landmark transaction’ – Exclusive

The AED280 million sale of Villa Gaia is understood to be among the emirate’s highest-value ready resale villa deals recorded in the second quarter of 2026, says Dubai Sotheby’s International Realty

Dubai’s luxury property market has registered another landmark transaction after Dubai Sotheby’s International Realty completed the AED280 million ($76 million) sale of Villa Gaia, an award-winning beachfront mansion on Jumeirah Bay Island.

It is understood to be among the emirate’s highest-value ready resale villa deals recorded in the second quarter of 2026, after the Iran conflict started.

The transaction underscores the continued momentum at the very top end of Dubai’s residential market, where ultra-high-net-worth (UHNW) buyers continue to compete for a limited pool of waterfront homes.

Spanning 21,884 square feet on a 24,002 square foot beachfront plot, Villa Gaia was brokered by Dubai Sotheby’s International Realty.

The six-bedroom mansion has gained international recognition for its design pedigree, having won accolades at the Identity Design Awards 2025, and was developed by Alta Real Estate Development.

ALTA is making a name for itself within Dubai’s luxury market, following projects including Mr. C Residences Downtown and the recently announced Maison Margiela Residences, the fashion house’s first-ever residential development globally.

Located on the highly exclusive Jumeirah Bay Island, the property reflects a growing shift in buyer priorities toward legacy-style residences designed for long-term family living rather than short-term acquisitions.

The home includes a chef’s kitchen, dedicated back-of-house service areas capable of hosting up to 50 guests, a nine-car garage and private staff quarters, combining hospitality-style infrastructure with resort-inspired beachfront living.

Residents on the island also benefit from direct access to the Bulgari Resort, Yacht Club and Marina, amenities that continue to position Jumeirah Bay Island among Dubai’s most tightly held luxury enclaves.

The sale comes as Dubai’s broader property market continues to post strong numbers despite ongoing recalibrations across regional and international real estate markets.

According to REIDIN’s Dubai Residential Real Estate Q1 2026 Market Overview, the emirate recorded AED137.3 billion ($37.4 billion) in residential transactions during the first quarter of the year, with prime villa values remaining resilient amid a shortage of completed inventory.

Market analysts say demand for trophy waterfront assets continues to outpace supply, particularly among international buyers seeking politically stable markets, tax-efficient jurisdictions and secure long-term wealth preservation opportunities.

George Azar, Chairman and CEO of UAE, Saudi Arabia and UK Sotheby’s International Realty, said the Villa Gaia transaction reflects a broader evolution in how UHNW buyers are approaching Dubai’s luxury market.

“We are seeing less emphasis on acquisition for its own sake and a much sharper focus on securing highly private homes that can function as long-term family estates,” Azar said.

He added that demand for rare waterfront residences remains strong regardless of wider global economic conditions, particularly among discreet international buyers seeking exclusivity, permanence and lifestyle-driven investments.

With trophy homes on Dubai’s coastline remaining exceptionally scarce, transactions such as Villa Gaia are increasingly viewed as indicators of the emirate’s growing maturity as a global ultra-prime real estate destination.
